A park is a portfolio of roofs with one owner and one sun. The Sundown path starts small on purpose: three pilot roofs coated on the record, surface readings before and after, and a closeout file you can hold in your hand before a single park-wide dollar is committed.

- Portfolio audit: every roof filed and graded.
- Pilot roofs: three roofs coated on record.
- Measured results: surface readings, photos, closeout.
- Park-wide rollout: scheduled by section, one standard.
Park owner promises: One park. One sun. One standard.. Three roofs on the record before anything park-wide.. Restoration keeps residents in place.. The closeout file is the asset.
What a portfolio actually looks like
A hundred roofs is one decision, not a hundred.

Square footage is a planning figure from an 840 square foot roof. The EPA range describes reflective roofs as a category and is not a prediction about any particular park. A soft deck or an active leak moves a roof out of restoration and into repair, and we will tell you that before you buy anything.
Pilot pricing is per-roof from the audit, and rollout pricing is scheduled from the pilot record. Residents with their own plans can start at the manufactured home page. If the property has water frontage, the dock system, benches and rental fleet belong in the same audit — see boats and docks.
